Planning Commission Tonight 5 Story Building -Change to Mix Use- Car Wash

If you are interested in Vistas’ development, attending the Planning Commission meetings is where you should be.  Tonights’ agenda will discuss the building of a 5 story mixed use complex, the proposed recommendations to changing the mixed use building code and a new car wash for Vista.  The meeting will begin at 6 pm at 200 Civic Center Dr., City Council Chambers.

5 story Building on 100 Main Street Mix Use Project

Approving a Site Development Plan for a mixed-use project consisting of 126 multi-family residential units, 14,570 square feet of commercial retail space, two levels of underground parking, and associated improvements at 100 Main street. The project site is located at the northeast corner of Main Street and S. Santa Fe Avenue.  The site is bounded by Main Street, N. Santa Fe Avenue, Vista Village Drive, and N. Indiana Avenue. Review the Mixed Use land use

Concerns have been expressed over the ability of property owners or developers to demolish existing commercial buildings and redevelop properties within the MU designation with residential-on projects.  The Planning Commission may consider recommending amendments to the General Plan and/or zoning designations on certain properties, or consider new policies in an effort to preserve the existing commercial uses.  If land use or zoning amendments are recommended, staff will evaluate the General Plan to identify any issues related to Housing Element compliance

The Planning Commission has also expressed an interest in identifying specific areas where true mixed use is required.  This could be implemented by identifying specific properties where a percentage of  ground floor commercial uses is required, with the allowance for residential units only permitted on upper floors.  Staff is requesting direction regarding any areas where the Planning Commission would  like to consider such changes. Drive through Car Wash 967 E. Vista Way

The project proposes development of a drive-through car wash on a 0.52-acre site. Land uses surrounding the site consist of a range of commercial uses.  The proposed land use is compatible with the existing commercial development in the vicinity of the site. FULL REPORT
